Commercial real estate in Spain: finding clients for premises, warehouses and offices
For agencies and investors working commercial property in Spain: how to find businesses that need space, how to win owners' mandates and how to reach the decision-maker.

Commercial property moves differently from residential. There aren't thousands of buyers browsing portals: there are specific businesses needing specific space, and owners who often haven't even considered selling or letting. Whoever gets there first takes the deal.
Two types of client
Looking for space: growing businesses opening another site, companies relocating, franchisees seeking locations.
Holding space: companies with underused warehouses or premises, sole traders retiring from a business in a unit they own.
How to find them
- Pick activity and area. A 200 m² street-level unit in an office district suits physiotherapy, dentistry or training.
- Search those businesses in the province and reveal the owner's contact.
- Call with a concrete proposal, not "do you need anything?".
"We have a 180 m² ground-floor unit two streets from your clinic, already licensed for healthcare use. Have you considered expanding?"
Winning owners' mandates
The argument is time and hassle: "I'll find the tenant, check solvency and handle the contract." Companies with an empty warehouse are often more willing to delegate than you'd expect.
Do it right
With sole traders, check the Robinson list and respect opt-outs. With companies, identify yourself and be specific. Never promise yields or timelines you can't guarantee.
Frequently asked questions
How do I find businesses looking for premises?+
Look at growing sectors in the area (clinics, gyms, hospitality) and contact businesses that already have one or two sites: they open the next one.
Can I reach warehouse owners through a company directory?+
Yes, many warehouses belong to companies or sole traders who use or let them. The directory gives you their contact to propose management or a sale.
